Honest About the Format

This is a compact, maximally practical extract — not a 5-day live intensive and not a job-placement-guaranteed program like some Kyiv schools offer. The goal is to give a real working foundation at a fair price, not sell an illusion. The natural next step after the course: a paid graduate community with case reviews and personal mentoring (coming as a separate tier).

04 · New Direction

Turnkey Sales Department for Developers

Building quality homes, but sales moving slower than you'd like? We offer not a standalone CRM or a one-off training, but a full cycle: funnel audit, strategy, team training under our own methodology — and, if you want, full turnkey sales management.

There are already experienced agencies on the market with years of work and dozens of clients — we're not pretending to arrive with a ready portfolio. Our difference is in specific products and a payment format that even market leaders don't offer. This is a new direction from the «Exclusive Real Estate» team: currently in development, the first project is being prepared.

A manager presenting an interactive townhouse masterplan to clients
Telegram Bot for ClientsChecking lot availability and price, booking a viewing, installment status — right in a messaging app, even during construction
Masterplan MockupA visual, interactive plot layout instead of an apartment availability board — for cottage and townhouse projects
Paid in Real EstateA full sales cycle with zero cash payment during the work — settled with a unit only after 100% of sales are complete
Transparent PricingNo «leave a request for a consultation» — the cost of every service tier is visible right on the site
Legal Minimum Built InLaw No. 2518-IX is built into team training — the client understands the risks and the protections
Growth RegionsFocus on western and central Ukraine, where construction is growing fastest right now — not just Kyiv

Do You Need a Realtor When Buying on the Secondary Market

An honest breakdown: when a middleman is worth the commission, and when you can handle it yourself.

Read in full

What a realtor actually does, beyond just showing apartments

A good realtor finds options that match your budget and criteria, arranges viewings, negotiates the price, and — most importantly — checks the paperwork before any deposit changes hands: are all owners accounted for, are there any liens or debts, is the layout legally registered. This is the part of the work a buyer usually never sees — until a problem surfaces after the deal is done.

When you can skip the middleman

If the apartment is being sold by someone you know personally, the ownership history is simple (a single owner, no inheritance, no minors involved), and you have the time and willingness to handle the paperwork yourself — you can absolutely close the deal directly through a notary.

When a realtor genuinely saves you money

Inheritance cases, multiple co-owners, a power of attorney instead of personal presence, a mortgaged apartment — these are exactly the deals that most often hide debts, liens, or disputed ownership. A realtor's commission (typically 5% of the purchase price in Dnipro) looks like a lot, but it's a fraction of the cost of a court dispute or a lost deposit if the deal collapses over a problem no one caught.

Deciding "on your own or with a realtor" is easier when you have someone to lean on. If you'd like us to walk through your specific situation — message us on Telegram, and we'll tell you honestly whether you need a realtor or not.

How to Appraise an Apartment Before Buying: A Checklist From a Practicing Appraiser

Expert material from the school's founder — a practicing real estate appraiser.

Read in full

Why you should get an appraisal before the deposit, not after

Appraising an apartment before you buy isn't about a piece of paper for the bank — it's about actually protecting your money. Most buyers anchor on the prices of nearby listings, but the asking price and the real market value of an apartment are two different things. A practicing appraiser looks at the property differently: not "I like it / I don't", but concrete, measurable factors that affect its value and how easily you'll be able to resell it later.

Checklist: what an appraiser looks at

  • Condition of load-bearing structures and slabs — cracks, moisture marks, sagging ceilings
  • Legality of any layout changes — comparing the actual layout with the BTI technical passport
  • Condition of utility systems — wiring, risers, meters, the year pipes were last replaced
  • Real market price per m² for that specific building and neighborhood, not a citywide average
  • Floor, orientation, sound insulation from neighbors and the street
  • Condition of the stairwell, courtyard, elevator — this directly affects resale liquidity

The difference between an "eyeball estimate" and a professional appraisal

A realtor or the buyer themselves can roughly estimate a price by comparing nearby listings. A professional appraisal is a documented, justified valuation you can use to negotiate with the seller, as supporting evidence for a mortgage lender, and as insurance against overpaying in a hot market.

The founder of "Ріелтор.Старт" is a practicing real estate appraiser. You can order an appraisal for a specific apartment at ocenka-online.com.ua, and learn how appraisal fits into a professional realtor's work in the "Become a Realtor" course.

Complete Document Package for Selling an Apartment in 2026 — A Step-by-Step Guide

Ready-made checklists and request templates for the housing office/BTI that save weeks of gathering documents yourself.

Read in full

The minimum package a notary needs to process the deal

Passport and tax ID of all owners, the original title document (sale contract, deed of gift, inheritance certificate, or court decision), the BTI technical passport, a certificate of registered residents (no older than 10 days at the time of the deal), and certificates confirming no utility debts.

When extra documents are needed

If the apartment was purchased while married, you'll need the other spouse's written consent (or their personal presence at closing). If any owner is a minor, guardianship authority approval is required. Each of these adds 1–3 weeks to document collection if you don't start early.

What's included in the paid package

We build a personal checklist for your exact case (ownership type, minors involved, marital status), prepare request templates for the housing office and BTI that save you visits and queues, and support you through document collection until you're ready to close.

How to Avoid Rental Scams When Renting an Apartment

Signs of a fake listing and how to verify the owner before transferring a deposit.

Read in full

Five signs of a fake listing

The price is noticeably below the neighborhood average; the owner insists on prepayment before an in-person viewing; the apartment's photos show up in several different listings; you're pressured with "someone else is already looking at it, decide now"; the owner is "abroad" and offers to settle everything via a card transfer.

How to verify the owner before transferring a deposit

Ask to see a document confirming ownership (the technical passport or a registry extract), and check the name against the ID of the person you're talking to. An in-person viewing is non-negotiable — no excuse justifies renting "blind" based on photos alone.

What must be written into the lease

The exact rent and deposit amounts, the date and conditions for returning the deposit, who pays utilities, the condition of the property at move-in (ideally documented with photos), and the notice period required from both sides before move-out.

The main risks landlords face

Utility debts discovered only after the tenant moves out; property damage with no compensation; subletting to third parties without your permission; a tenant who disappears mid-lease without warning.

What to check before move-in

The tenant's ID details, ability to pay (you can ask for proof of employment or simply have a candid conversation about income), and references from previous landlords if possible. The golden rule: never let someone move in without a signed lease, not even "for a couple of weeks while we sort out the paperwork".

What's included in the package

A lease template compliant with Ukrainian law covering all the key clauses (deposit, utilities, liability for property, termination terms), a tenant-screening checklist, and a handover certificate describing the apartment's condition at move-in.

CRM for Realtors: When You Actually Need One, and When It's Too Early

Three stages of growth — from phone notes to a full team system — and at which stage a CRM actually starts saving deals.

Read in full

Three stages where a CRM solves different problems

A solo realtor on their first deals — phone notes and an Excel sheet are enough. Few clients, and you remember each one personally.

A steady flow — 5–10 deals a month. This is where the first missed calls and forgotten reminders start showing up. At this stage, a CRM isn't a luxury — it's insurance against losing clients.

A team or agency — without a CRM, the director can't see who's doing what, and new agents get lost among other people's work.

The bare minimum a realtor's CRM should do

A client database with roles (buyer/seller/renter), notes on each one, call reminders, and deal statuses shown as a funnel. Everything else is a bonus, not a must-have.

Honest advice

Don't buy an expensive "room to grow into" CRM in your first month. Start simple — even a personal Telegram bot with a client mini-CRM is enough while deal volume is low. Move to a full system once you have a team or a steady client flow that's too much to keep in your head.

Why a Realtor Needs a Telegram Bot When They Already Have Instagram and Viber

The client messages you across three apps at once, and within a week you can't remember who's already seen which apartment. Here's what actually works.

Read in full

A problem you don't notice until it hits you

The client writes on Viber, then Instagram, then calls — and within a week it's unclear who saw which apartment and where things were left off. None of these channels keeps any structure, just a chat log.

What a personal bot changes

The catalog is available 24/7 without the agent lifting a finger. The client sees saved listings, taps "Buy/Rent" and gets instant matches — no jumping to third-party sites. The agent sees all their clients in one place with notes and statuses, instead of scattered across three messaging apps.

This already works in practice, not theory

Agents at «Exclusive Real Estate» agency already use bots like this every day — not a pilot project, a working tool.

How much it costs

From $250 for a self-configured template to $1,500 for a fully independent solution on your own server.

Why Realtors Are Considered Scammers — and How to Spot a Professional

A look at the profession's reputation from a school that trains exactly the specialists the market currently lacks.

Read in full

Where the reputation comes from

Ukraine has no state license for realtors — anyone can enter the profession, with no exam and no accountability to a professional body. Because of this, alongside diligent professionals, there are people who simply copy other people's listings and take money upfront with no guarantees. A client hits one bad experience — and carries that distrust over to the entire profession.

Signs of a dishonest middleman

  • Demands money before any contract is signed, with no clear list of services
  • Can't or won't show property documents before receiving a deposit
  • Pressures with urgency ("take it now, it'll be gone tomorrow") instead of substantive arguments
  • Doesn't know basic facts about the property — square footage, building year, utility debts

What a professional looks like

Works under a contract with clearly stated services and commission. Checks the property's documents before the showing, not after the deposit. Can justify the price with concrete arguments — the building's condition, the neighborhood's market dynamics — not just "because the owner wants it". Isn't afraid of questions and doesn't pressure you into a decision.

This exact approach is the foundation of the "Ріелтор.Старт" course: real contracts, document verification, and honest client work from day one — not a set of scripts for pressuring buyers.

How Much a Realtor Actually Earns in Ukraine

Real commission rates (2–5% for sales, 50–100% for rentals) and why income figures vary so wildly between sources.

Read in full

The real commission numbers

For buying/selling an apartment in Ukraine, a realtor's commission is typically 2–5% of the property's value. For rentals, it's 50% to 100% of the monthly rent. When two agencies are involved in a deal (one representing the seller, one the buyer), the commission is most often split evenly between them.

Why "earns millions" is a myth for beginners

These percentages look impressive until you count the actual number of deals per month. A new agent rarely closes more than 1–2 deals in their first months — it takes time to build a client base and trust. On top of that, part of the commission goes to the agency if the agent isn't working independently.

What real income actually depends on

  • Number of active deals per month — the main income multiplier
  • Average deal size — the property segment the agent works in
  • Having your own established client base and exclusive listings
  • Specialization — rentals pay faster but less per deal; sales are slower but more substantial

A structured approach, not intuition, is what gets you to a stable flow of deals faster — exactly what the "Ріелтор.Старт" course teaches: where to source exclusives, how to negotiate, and how to bring a deal to deposit.

Frequently Asked Questions

Do you need a license to become a realtor in Ukraine?

No — there's currently no state license or mandatory certification for realtors in Ukraine. The course gives you practical working skills, not a government diploma, and is upfront about that.

Is the UAH 2,500 course the school's entire curriculum?

It's a compact, practical entry point into the profession. A full course with personal mentoring, live deal reviews, and a paid graduate community will launch later as a separate, higher-tier plan.

How is the agent bot different from the director's system?

The agent bot is a personal tool for a single realtor (client dashboard, mini-CRM). The director's system is a workplace for the entire team at once: tasks, reports, and access control across agents.

How do I pay, and what happens after payment?

Right now, payment and enrollment happen personally via Telegram or a phone call. Automatic online payment will be added once the school moves to full launch.
